Service availability
Rehabfolio is provided "as is" without warranties of any kind. Features, limits, and pricing may change. We aim for reliability but do not guarantee uninterrupted uptime.
AI outputs are drafts
Everything the AI produces - underwrites, ARV suggestions, scopes, daily priorities - is a draft. Nothing is saved to money fields without your explicit accept, and you are responsible for anything you choose to accept, edit, or act on.
Not advice
Rehabfolio is not an appraisal, financial, investment, or legal advice service. ARV estimates, property research memos, max-offer calculations, and rehab budgets are informational estimates, not professional opinions of value.
Verify before you offer
You are responsible for independently verifying comparable sales, MLS data, taxes, permit requirements, and contractor bids before making any offer or purchase decision. Real estate investing carries risk; the 70% rule and similar heuristics are starting points, not guarantees.
Your workspace
You are responsible for your account, anyone you invite, and having the rights to the data and files you upload. Keep listing data use within the terms of your MLS or data source.
Pricing & billing
Paid plans are recurring subscriptions processed by Stripe. New paid subscriptions include a 14-day free trial and require a card at checkout. Unless canceled before the trial ends, the selected monthly or annual price is charged when the trial ends and renews automatically on that cadence. You may cancel before renewal to prevent the next charge.
Liability
To the maximum extent permitted by law, our liability is limited to the amount you have paid us in the twelve months before the claim.
