Why it exists

Serious operators still run six-figure pipelines out of spreadsheets: comp math in one tab, ARV guesses in another, budgets in a third, and the truth about a deal scattered across all of them. Rehabfolio replaces that sprawl with a single system where a pasted listing becomes a defensible underwrite - ARV with comps and tax data attached, a 70%-rule max offer, and a repair draft - and where that number flows into pipeline, scope, budget, and close.

What we optimize for

Drafts, not decisions. Every AI output - underwrite, scope, briefing - is a draft that stays a draft until a human accepts it. The AI never changes your numbers on its own — you approve every change.

Evidence over estimates. An ARV you can't defend is a hope. Rehabfolio underwrites ship with the comps, source links, tax records, and methodology behind the number, so you can argue with it before you bet on it.

Honest pricing. No dark patterns or hidden renewal. Paid plans have a 14-day trial, require a card at checkout, and show the recurring price before you continue.

Where we are

The product remains in active development. The platform runs on Cloudflare infrastructure (D1 for data, R2 for files) with signed webhooks for workspace automations. The blog tracks what's new. For how data is handled, read the security page and the AI disclosure.

Editorial methodology

Authorship. Rehabfolio guides are written and reviewed by the product team responsible for the property-analysis, estimating, budgeting, scheduling, rental, and reporting workflows described in the articles. We identify that organization as the Rehabfolio editorial team rather than inventing individual credentials.

Evidence. Material legal, tax, insurance, lending, safety, and government-process statements are checked against current primary sources where available. Illustrative dollar amounts and timelines are labeled as teaching assumptions, not market averages or promises.

Review. Each guide carries a publication or review date. We update a guide when the product workflow, a cited primary source, or a material industry process changes. AI may assist research organization and drafting, but a person reviews the claims, calculations, links, examples, and limitations before publication.

Limits and corrections. The guides are educational and do not replace local licensed advice, an appraisal, an inspection, a contractor bid, a policy, a loan agreement, or tax and legal review. Readers can report a correction through the contact path in the product; material corrections are reflected in the page review date.
