The Web CMA pipeline
- Paste a listing. MLS text, an agent email, or a Zillow/Redfin link — the subject address and listing facts are parsed out.
- Grok runs live web search. Comparable sales, tax and assessor data, and listing signals are researched in real time — expect 1–3 minutes, with an instant in-browser rules baseline shown while you wait.
- The evidence panel shows its work. Comps, sources, tax data, Zestimate, a confidence score, and the methodology — plus exactly which listing facts were observed and which are still missing. Comps are city-locked, and the ARV follows the research memo's point estimate rather than flooring to the cheapest sale.
- You get a draft, not a decision. The structured underwrite — ARV, repairs, max offer, risk flags — waits for your accept. Repeat runs on the same address serve from a 14-day per-address cache unless you force a refresh.
