Deal analysis

Run the flip analyzer

Walk a saved flip from after-repair value to profit, cash needed, and a max purchase price.

Who it is for

Use this after the property is a project and you are ready to underwrite the resale: finished value, purchase price, rehab, and what is left after buying, holding, selling, and financing.

Open it on a Fix And Flip, Wholetail, Build To Sell, Wholesale, or BRRRR project. A pure Rental or Buy And Hold project does not show this tab. Those strategies use the BRRRR screen instead.

Before you start

  • A signed-in workspace. Free is $0, 1 user, and 2 active projects. Solo is $69 a month, 1 user, and 50 active projects.
  • A role that can save. A viewer is blocked with "Your role doesn't allow that action. Ask an owner or admin."
  • On Project Home the primary button reads Analyze deal when this tab exists.
  • Optional Settings values for a new analysis: Default project timeline (months), Default desired profit, Default interest rate (%), and Default lender points (%). The note says "These defaults apply to newly created analyses." Built-in starting points are 6 months, $50,000, 10% interest, and 2 points.

Steps

  1. Open Flip Analyzer

Open the project. In the project menu, under Analysis, click Flip Analyzer. You can also click Analyze deal on Project Home, or the shortcut labeled Flip analyzer. The kicker reads "Flip analyzer," and the step rail shows ARV, Purchase, Repairs, Fixed costs, Financing, and Results.

The Flip Analyzer has six steps.
  2. Set the after-repair value

On step 1, After-repair value, type After-repair value ($). The helper text says this is the expected market value after repairs are complete, and it links to Open comps coach. The right side shows Projected profit and the line "Updates as you edit ARV, purchase, and repairs."

Step 1, ARV, with live projected profit on the right.
  3. Enter the purchase price

Click Next, or click Purchase in the rail. Type Purchase price ($). The helper shows that price as a percent of ARV.

  4. Enter repairs

On Repairs, set Cost method to Lump sum, Cost per square foot, or Detailed estimate. Lump sum uses Repair costs ($). Per square foot uses Repair cost per square foot ($) times the project square feet. Detailed estimate uses Detailed estimate total ($). Calculated repair cost shows the number the rest of the math uses.

  5. Add fixed costs and financing

On Fixed costs, edit Buying costs, Holding costs, and Selling costs. A row can be a fixed amount or a percent. Buying and holding percents use % of purchase. Selling uses % of ARV. + Add cost inserts a row named "New cost." On Financing, fill Loan amount ($), Interest rate (%), Loan term (months), Points (%), Lender fees ($), and Project timeline (months). Estimated financing cost updates from the loan, the rate, the timeline, the points, and the fees.

  6. Read results and save

On Results, set Desired profit ($). Read Maximum purchase price, Projected profit, Return on cost, Annualized COCR, and 70% rule offer. Click Save analysis. The confirmation is "Analysis saved." Report opens the project report.

    Step 6, Results.

What the fields mean

Projected profit is after-repair value minus purchase, repairs, buying costs, holding costs, selling costs, and financing. The side panel also lists ARV, Purchase, Repairs, and 70% rule.

70% rule on the side, and 70% rule offer on Results, is 70% of ARV minus repairs. It is a screen, not the purchase price the rest of the stack supports.

Estimated financing cost is interest on the loan for Project timeline (months), plus points, plus Lender fees. Interest follows the timeline, not Loan term (months).

Maximum purchase price is ARV minus repairs, buying, holding, selling, financing, and Desired profit. A percent row uses the purchase price already entered on the Purchase step.

Return on cost is projected profit divided by total cost. Annualized COCR is that profit divided by cash needed, scaled with the timeline. Cash needed is total cost minus the loan, and it does not go below zero.

Generate underwrite on the AI draft panel spends the monthly research quota. Offer coach on this screen is Team. On Free or Solo the note says offer coach requires the Team plan.

Tips and troubleshooting

  • Previous is disabled on step 1. On Results the primary button is Save analysis instead of Next. The lock card says "Ready to lock" and "Save the analysis or open the investor report."
  • A full Free workspace says "Free includes 2 active projects. Upgrade to Solo for 50, or archive a project to free a slot."
  • AI research on Free can return "This month's free AI quota is used up (2 property research reports / 2 photo repair lists). Upgrade to Solo for more."
  • Settings says existing saved analyses are never overwritten when you change the defaults.

What to do next

Pull the ARV from sold comps with Apply an ARV from selected comps, or compare this project with another on Compare deals on the analysis dashboard.

If the exit is a refinance instead of a sale, switch to Run the BRRRR analyzer. For the quick public version of the 70% line, see Use the public flip calculator page.
