Move a lead on the pipeline
Move a lead across New, Talking, Offer out, and Contract as the seller conversation moves forward.
Who it is for
Use Pipeline when you are still talking to a seller and the property is not in construction or in the held portfolio. Acquisition managers, wholesalers, and solo flippers use this board to see which conversations are new, which have a meeting, which have an offer out, and which are under contract. Anyone who can open the property can drag a card.
Before you start
- Sign in to the workspace that owns the lead.
- The property is in a lead stage and is not archived. Archived deals do not appear on this board.
- You can open the property. A missing id shows "That property was not found."
Steps
Open Pipeline
Click Pipeline in the left sidebar. The heading is Pipeline. The line under it reads "Four stages. Click any card to open the deal." A short note says "Keep new sellers here. Promote to Projects when you are ready to underwrite."
The board has four columns. Each header shows the column name and how many cards are in it. An empty column says "Drop lead".
Find the card
Look in New, Talking, Offer out, or Contract. The card title is the project name. Under it you see the city, or "City pending" when the city is blank, and the lead source when one is saved. The amount row changes by column: Ask in New, Target in Talking, Offer in Offer out, and Profit in Contract. Those amounts come from the saved flip analysis. A blank amount shows as a dash.
Drag the card to the next column
Press and drag the card, then drop it on the column. Rehabfolio saves immediately and shows "Lead stage updated". The drop uses the first stage of that column. New becomes New Lead. Talking becomes Contacting Seller. Offer out becomes Offer Made. Contract becomes Pending Purchase. Dropping on Talking does not set Appointment Set, and dropping on Offer out does not set Negotiating. Use the stage picker on Project Home for those two stages. See change a project's stage.
Open the deal
Click the card. It opens Project Home. See read the project home. Table in the top bar opens the Projects list. Add lead opens the same Add project wizard as New project. See create a property.
What the fields mean
New holds only New Lead. Talking holds Contacting Seller and Appointment Set, so a lead you already marked Appointment Set still sits in Talking until you move it. Offer out holds Offer Made and Negotiating. Contract holds Pending Purchase.
Ask, Target, and Offer all read the purchase price on the saved analysis. Profit reads projected profit and turns green when that number is not zero. Only non-archived lead stages appear on this board. Later stages stay on Projects and Portfolio.
Tips and troubleshooting
- The card will not drag while a save is already running. Wait for "Lead stage updated", then drag again.
- "That property was not found." means the project id is gone. Go back to Pipeline and refresh.
- "You are not assigned to that property. Ask a workspace admin to add you to the project team." Ask an owner or admin to add you on the project Team page before you move the card.
- "Your access on this property is limited. Ask a project owner for full features (underwriting, estimates, funding)." You can still read the card. Ask a project owner if you need the analyzer or the funding package.
- "Free includes 2 active projects. Upgrade to Solo for 50, or archive a project to free a slot." That appears when Add lead would create a third active project on Free. Solo is $69 a month for 50 projects. Team is $179 a month for 100. Business is $349 a month with unlimited projects.
- "Too many requests. Wait a moment and try again." Pause, then drag the card once more.
