Add the first property in setup

Type the first street address in welcome setup so Rehabfolio can save a live project.

Who it is for

This is step 2 of welcome setup, after you pick a goal. It is for a new workspace that does not yet have your own property. The address becomes the project record. On a deal or rehab goal you can also paste listing text. On a rental or portfolio goal the listing box is hidden.

Free includes 2 active projects. This save uses one slot. Solo is $69 a month for 50 active projects, Team is $179 a month for 100, and Business is $349 a month with unlimited projects. The short sidebar stays in place until this property is saved.

Before you start

  • A goal chosen in choose a setup goal. The heading on this step is Add your first property.
  • The street address. City, state, and ZIP can be filled with it. Continue stays disabled until Street address has text.
  • Optional listing text for a deal or rehab, or the Use sample button if you want the Brockton sample.

Steps

  1. Reach Add your first property

In Welcome setup, choose a goal and click Continue. The kicker stays Welcome setup. The heading is Add your first property. The subtitle says this is just enough address detail to create a real project record. A deal or rehab path shows Step 2 of 6.

  2. Enter the address or use the sample

Fill Street address, City, State, and ZIP. Placeholders are 447 Howard St, Brockton, MA, and 02302. For a deal or rehab, Listing details is marked optional. Click Use sample to fill 447 Howard St, Brockton, MA 02302 and a short sample listing when those boxes are empty.

Step 2 of 6: add the street address, city, state, and ZIP, or click Use sample.
  3. Continue to the next setup step

Click Continue. A deal, rehab, or rental goes to the numbers step, covered in review first-deal numbers in setup. Manage a portfolio skips numbers and opens Save as a live project. Back returns to the goal. Skip for now leaves setup without saving.

  4. Save the project when you reach Save

On Save as a live project, confirm Project name and Strategy, then click Save project. After that, the left sidebar unlocks the rest of the workspace, as described in see the short menu before the first property.

What the fields mean

Street address is required for Continue. City, State, and ZIP are stored on the project and show up under the deal name later. Use sample only fills a box that is still empty, and it pastes the sample listing into Listing details.

Listing details appears for Analyze a deal and Run a rehab. The hint says optional. The placeholder says Paste Zillow / MLS text or a short description… The sample text is 447 Howard St, Brockton, MA 02302, a 3 bed 1.5 bath single family of about 1,200 sqft, list price $285,000. Rental and portfolio goals do not show this box.

Continue is disabled until the street line has text. On the portfolio goal it jumps to save. Back returns to What do you want to do first?

The project is not written yet. The save step asks for Project name (filled from the address and city) and Strategy: Fix and flip, BRRRR, Buy and hold / rental, Wholesale, or New construction. The button is Save project, or Saving… while it writes. A fast path from a marketing estimate says Save deal instead.

Free includes 2 active projects. At the limit, the message is Free includes 2 active projects. Upgrade to Solo for 50, or archive a project to free a slot. The banner can also say No free project slots left.

Tips and troubleshooting

  • Continue does nothing until Street address is filled. Use sample fills 447 Howard St when that box is empty.
  • Listing text helps the later Underwrite with AI button. An address alone does not invent an ARV.
  • At the Free limit you see Free includes 2 active projects. Upgrade to Solo for 50, or archive a project to free a slot. Solo is $69 a month and includes 50 active projects. See hit a limit and upgrade.
  • More properties after this wizard use create a property. New project on Home opens that path.
  • Skip for now does not save the address. Open Getting started to resume.
  • A viewer sees Your role doesn't allow that action. Ask an owner or admin.
