Try a max offer without an account
Check a 70% rule max offer from a listing or an ARV before you create an account.
Who it is for
Use this when you have a listing in front of you and you want a first number before you open a workspace. The tool sits on the Rehabfolio homepage and on the free ARV calculator page. It runs in the browser. It does not create a project, spend AI quota, or ask for a card.
It is the right screen for a first look. It is not the Flip Analyzer. A saved deal, comparable sales, and a repair scope live in a workspace after you choose to keep the result.
Before you start
- No account and no card. The public form is not limited by the Free plan's 2 active projects.
- A street address the form can recognize, plus either an asking price, a pasted listing, or an after-repair value.
- Optional: a repair budget. If you leave repairs blank and the paste includes size and condition, the screen uses a range and its midpoint.
- The example property is 3 Erie Ave, Brockton, MA 02302, if you want a known listing instead of your own.
Steps
Open the free deal tool
On rehabfolio.com, click Run a free deal analysis. That link scrolls to the section titled "Run a free deal analysis right here." The form heading is "Paste a listing. Get the number." The same form is on the free ARV calculator page.
Enter the property
Paste into Listing or URL. The placeholder reads "Paste a listing, URL, or sold comps." Or type Address (placeholder "Start typing to search") and Asking price. ARV and Repairs are marked Optional. Calculate deal stays disabled until the form has an address and either an asking price, a pasted listing that includes the street, or an ARV above zero.
Or load the documented example
Click Load example. The form fills 3 Erie Ave, Brockton, MA 02302, asking price 649000, ARV 760000, and repairs 55000, and it runs the estimate immediately.
Read the max offer
Click Calculate deal. When an ARV is present, the result card leads with the dollar max offer. The row labeled 70% rule max offer is 0.70 times that ARV minus repairs. Other rows can include Asking price, After-repair value, 70% of ARV, Est. repairs, Profit at asking, and All-in max purchase.
Keep the deal only if you want a workspace
After a result, click Save this deal free. That opens account creation and carries the address and numbers you just calculated. Before any result, the side panel instead offers Start free workspace.
What the fields mean
Listing or URL is free text. A paste of about 40 characters that contains a street can count as the address, and the form will pull a confident address or price out of the paste when it finds one.
Address is the street line, with suggestions as you type. Asking price is the list price. It is never used as the after-repair value.
ARV is the finished value you are willing to underwrite. Repairs is the budget you type. If both are empty, a max offer appears only when the paste itself states an ARV or includes sold prices the screen can read. Otherwise the headline is ARV needed.
70% rule max offer is always 0.70 times ARV minus repairs. Profit at asking uses a labeled stack: buying costs at 3% of price, holding at $1,500 a month for 6 months, selling costs at 6% of ARV, and financing at 10% interest and 2 points on 70% of the purchase for 6 months. All-in max purchase appears only when that stack, including a $50,000 profit target, is tighter than the 70% rule. It never sits above the 70% figure.
The note under the form says the number runs in this browser.
Tips and troubleshooting
- Before you calculate, the empty card says "Ready when you are" and "Paste a listing with sold comps, or enter an ARV. Address and price alone will ask for an ARV instead of inventing one."
- If the button cannot run, the alert is "Add an address and asking price, or paste a listing that includes the street."
- If the text still does not look like a street, the alert is "Check the property address, then try again."
- Address search can show "Searching…" and, when nothing matches, "No matching addresses found." A Zestimate row is an as-is signal, not an after-repair value.
- This form does not spend the Free quota of 2 property research reports and 2 photo repair lists. That quota starts after you save a deal and run AI.
What to do next
When you want the full cost stack instead of the 70% line, open Compare the 70% rule with a detailed offer or Use the public flip calculator page. The worked public example is Open the sample deal report.
To keep the numbers, follow Save this deal free and Create an account with email. Free is $0, 1 user, and 2 active projects. After the project exists, continue in Run the flip analyzer.
