Founder of Rehabfolio
I'm Red, a real estate investor with ten years in the business and more than 30 projects behind me. I buy, renovate and hold properties through my own company, and Rehabfolio started because I couldn't find a tool that tracked a flip the way I actually run one.
I've analyzed more than 300 properties, including multifamily buildings, single family homes and condos, and made more than 200 offers, including offers in 2026. Most were rejected, and only the deals that penciled out got accepted. That habit of running the numbers on every deal, and walking away when they don't work, is what Rehabfolio is built around.
I've run rehabs from first walkthrough to final punch list: getting contractor quotes, working through local code and permit rules, and managing structural, plumbing and egress work. On the money side, I underwrite every deal the way a lender will, using DSCR loan models, the 70% rule, rehab budgets, closing costs and real rent numbers instead of best-case guesses.
Every Rehabfolio guide comes from that work. The calculators and checklists are the ones I use on my own deals, and every number in an article is backed by a cited source or a worked example, so you can check the math yourself.
